Vad är en Movinn serviced apartment?

On the evening of a beautiful summer day, Movinn organised a get-together for everyone from the co-living community and the Movinn staff. The evening took place on a beautiful rooftop terrace in the centre of the Norrebro neighbourhood in Copenhagen. Laughter rang across the rooftop while people enjoyed the warm weather, the taste of tapas, soda, wine and beers and the company of like-minded people that were there to enjoy an authentic taste of social Danish hygge (a truly Danish term for Cosiness).

Walking around the rooftop you could hear conversations about everything, from life and love to work and friends. And that is exactly what we had hoped for this evening. To create a space for people to connect with each other and learn more about each other. And of course, Taking this festive night as an opportunity to let loose, a little bit of dancing was a part of the table.

A big part of Movinn is being a part of one big happy family. Summer Event 2022 for Movinn and Co-living

You might have heard the phrase “if it was easy, everybody would have done it”, right? Well, it’s actually kind of true in a special kind of way, but it most certainly applies to expat’s relocation. Everything is new. New country, new city and - not to forget - new rules, laws and regulations to take into consideration, when looking for accommodation. 

 &nbsp;

And the latter is equally important, and can be a bit tricky to understand in Denmark - which properly also explains why you are here. 

 &nbsp;

You are here to understand the famous Danish “bopælspligt”, also known as residency requirement, and this is exactly what we are here to help you with. Because we care (of course!) and because we want to give you the best possible experience already to begin with. 
 &nbsp;
 
  &nbsp;

#### What is “Bopælspligt” in Denmark - or residency requirement? 


Bopælspligt - from now on residency requirement - is essentially implemented as a registration tool for the public municipality to make sure that private homeowners do in fact live at their residential private properties (for at least 180 days in a given calendar year, unless the property is listed as a summer residence). 
If the private homeowner does not have the possibility to live, occupy or reside in their homes for this amount of time, they are legally required to rent out their homes to other people. 

 &nbsp;

The overall purpose of this regulation by law is to avoid that residential properties - perfectly fit for residence - are not left empty and unused. Likewise to make sure that certain parts of Denmark do not experience depopulation, to minimize the risk that people can speculate in the property market and that all homes are in essence available for residence - meaning more supply for high demand areas, such as C and Aarhus. 

 &nbsp;

The residency requirement is thus a great tool for the public municipality to keep track of all listed homes and properties, and to see whether or not they are in use for residential purposes. If so, all good. If not, the municipality will reach out to either you or your landlord (that would be us!) and inform about the situation and (ultimately) the consequences of not applying to the rules in play. 
 &nbsp;
 
 &nbsp;

#### But what does this mean for an expat like you? 
 
Well, it essentially means two things, which depends on whether or not the residency requirement is listed as a “yes” or a “no”. 

 &nbsp;
 
If the apartment you are interested in is listed as residency requirement: yes, you are obligated to register at the address through the municipality no later than 5 days after your first lease date (e.g. the move-in date). Note that you can also apply for the registration 4 weeks before your move-in date. 

 &nbsp;
 
This also means that the apartment can be used for CPR registration, which we know is super important to the majority of you guys. CPR registration is crucial if you are aiming to get the danish yellow card (e.g. “sygesikring”), set up a bank account, get a Nem-ID and have mail delivered to your respective address. 

 &nbsp;

If the residency requirement is listed as no, you are unable to register at the address with the municipality, where the reverse scenario kicks in - e.g you are not able to use the address for CPR purposes. 

 &nbsp;

So in basic, you should only apply for a non-residency required apartment, if you are not planning to register as a resident in Denmark, which we know apply for a small proportion of you guys. 

 &nbsp;

What happens if you do not register at a residency required apartment? 
If you for whatever reason have not registered at a residency required apartment and the municipality makes us aware that no registration has been made, we will notify them on who lives in the apartment. We will also notify you that you have to formally register - which is also stated in the lease agreement you have signed with us. 
 &nbsp;
 
  &nbsp;

#### So! Here is the simple, short and sweet version! 

- Do you need a CPR number while living in Denmark (this is for most of you for sure!)? Choose a “residency requirement: yes” apartment.  
- Do you need the yellow card, and thus free medical care while living in Denmark? Choose a “residency requirement: yes” apartment. 
- Do you need to set up a bank account in Denmark? Choose a “residency requirement: yes” apartment. 
- Do you need to enroll your children in a public institution in Denmark? Choose a “residency requirement: yes” apartment.

Aid Ukraine Denmark is an NGO and a network of volunteers that helps Ukrainian refugees, who are on their way to Denmark, or have arrived in Denmark. The organization consists of a group of diverse people who use our professional skills to make a difference for those in need. Movinn has several good friends and business partners engaged in the network, so when we got the chance to contribute we did not think twice.

 &nbsp;

The war in Ukraine is a human tragedy in all aspects and the people fleeing war zones need support, housing and care. Movinn urgently provided serviced housing for Ukrainian families for two months - until the network was able to find the families a long term housing solution. It is a humble contribution for sure - a drop in the sea - but when everyone comes together the humble contributions can also make a difference.

Supporting local communities: Aid Ukraine Danmark X Movinn

Hellebro is a charitable house situated in Copenhagen. It is a private initiative initiated by native Copenhagener and “ildsjæl”, Eva Riedel. Together with a dedicated team, Eva has created a safe space, where young people – living on the edge of permanent homelessness – can experience support and care and get a second chance in life.

 &nbsp;

Hellebro has common areas filled with recreational offers, youth homes and apartments. They also help the residents with job training and to find apartments for them to stay at, when their time at Hellebro is up. Hellebro is not all fun and games: They enforce a strict no-drugs-policy, so if you not ready to give up your bad habits, Hellebro is not the place for you.

Det er vores indtryk at de danske forsikringsselskaber altid er gode samarbejdspartnere for dig som forsikringstager, når det gælder genhusning. Der findes dog ikke en klar og fast formel for praksis, hvorfor du skal forvente at din genhusning altid bliver håndteret ud fra en “sag til sag” procedure.

Forsikringskunder hos _**[Codan](https://www.codan.dk/privat/kundeservice/skade-ulykke-og-tyveri/genhusning)**_, der har tegnet en indbo- og husforsikring, kan se frem til at bliver genhuset ved ubeboelighed i en periode uden tidsbegrænsning, samt en akuterstatning på minimum 50.000 dkk inden for de første 24 timer, hvis skaden er gået ud over jeres indbo.

Vi oplever også at en genhusning ofte afledes med en lang række løsningsforslag til dig, som spænder mellem alt fra genhusning i sommerhuse, hos forældre og venner til genhusninger i campingvogne ude i haven - ja, nogle er endda så heldige at de har muligheden for at tage ud og rejse i genhusningsperioden. Amager Fælled is a former military area, which is a protected place today. It is a popular place to go for a long walk with the family and you can do different activities, including playing football at one of the football courts in the area.

It is a good place to watch the wildlife, get some fresh air and clear your mind. There are several lakes in Amager Fælled. If you want a very beautiful view over the whole area, you should go to on of the small hills, called "De tre høje". Here you'll have a great view over Amager Fælled, and you can see some of the higher buildings in other parts of Copenhagen.

This is a great place to go, when you wanna explore the nature of Copenhagen - and you won't get a feeling that you walking around very close to the heart of Copenhagen.

The Østre Anlæg park also provides its visitors with two playgrounds - making a visit extremely popular amongst local families - and maybe the most popular sledge slope in the entire city of Copenhagen.

In the exclusive neighbourhood of Copenhagen, Frederiksberg, you’ll find Frederiksberg Have (Frederiksberg Gardens). This is a very popular place to go for a walk, a run, a picnic etc.

Actually, you can have a look at a part of the Zoo from the Garden, because there’s a spot where you can look directly at the elephant yard.

**TROLL HUNTING AS AN ART PROJECT**

 &nbsp;

You are going on a TROLL HUNT. That’s right. A troll hunt in the western region Copenhagen! These hidden giants are placed carefully in open fields and forests of the western municipalities of Copenhagen, and it is up to you to go find them all. And you can easily bring your young ones along, as the wodden giants are super friendly.

 &nbsp;

This troll hunt is actually the result of a recycle-artwork project created by artist and activist, Thomas Dambo, called “The Six Forgotten Giants”. His idea is truly wonderful; to combine art, activism and the marvelous idea of treasure hunts in order to get more people out of the city and into nature.

 &nbsp;

“All six sculptures are made from scrap wood with the help of local volunteers, and is the first chapter of Thomas Dambo’s ongoing story: “The great story of the little people and the giant trolls.”
The project wants to bring art out of the museum, show the beautiful and often overlooked nature spots, and at the same time give an exciting and different experience.” - Dambo.

 &nbsp;

Hands down, we love this, and this is the perfect idea for a little adventurous day-trip to see the areas surrounding the danish capital. Dambo has actually implemented his works all over the world, and has gained tons of positive publicity and feedback for his creativity and originality.

As “Copenhageners” we do love all the diverse city-living-opportunities our wonderful capitol has to offer. But some of us also crave the occasional “out of town”-trip, you know, just to get away from everything and into something more… natural and quiet.

Because there is nothing more soul-recharging than these special moments which allows you to get really connected with the wonders of mother nature. And when we feel the cravings for this nature-connection, we go to “Dyrehaven”.

 &nbsp;

“Dyrehaven”, or the deer park, is a popular place to visit all year around, each with different kinds of seasonal beauty and wildlife, as it is the home of more than 2000 deers living freely in the park.

 &nbsp;

Back in the days, the deer park was a designated hunting ground for the danish royal family and fast forward to today, the park is widely used for walks, runs, family picnics and - for some - golfing. That’s right. You can actually play golf in the park at the Royal Copenhagen Golf Club, which is the oldest golf course in Scandinavia. This club offers “pay-and-play” options, and trust us; if you are the golfing kind of person, you need to try this out.

If - on the other hand - historical architecture is your thing, you have to pass by ‘Eremitageslottet’ (The Hermitage). This beautiful old castle was used as the King of Denmark’s hunting lodge many years ago. And why walk to the castle, when you can take a horse-carriage ride all the way up there, like the royals did in the old days?

 &nbsp;

But wait, what about roller coasters, candyfloss and super family-fun times? Well, “Dyrehaven” is the gift that keeps on giving, if you plan to pay a visit to ‘Dyrehavsbakken’.
Why? Because Dyrehavsbakken is the oldest still-existing amusement park IN THE WORLD and there’s free entrance - the amusement park itself is even older than the rest of the park. That’s why!

So all in all, Dyrehaven is an obvious place to go, if you want a break from the city. Everything from golfing, great nature and amusement park to historical castles and amazing wildlife, this needs to be seen.

Dyrehaven is located not far away from the middle of Copenhagen; take the train from any train station in Copenhagen to Klampenborg Station, which is located right next to one of the 19 different red-gated entrances to the park. Each of the 19 entrances are very iconic red gates and it has been these kinds of gates since the mid of the 18th century.

5 ways to explore the outdoors in Copenhagen

Nørrebro has just been voted as the 28th coolest neighbourhood in the WORLD by Time Out (timeout.com). We think that is well deserved and a pretty big deal, since Nørrebro is sometimes being overlooked: Not by local Copenhageners off course. They know how special Nørrebro is. But it has been a bit overlooked by non-locals, international travellers and tourists. Which is a shame.

 &nbsp;

Nørrebro sits just north of the old inner city - just beyond the Copenhagen Lakes. The neighbourhood sprung up in mid-19th and early 20th century to take off some of the pressure from the inner city due to massive urbanization. Nørrebro became, like Vesterbro, a true working class neighbourhood for the new urban workforce. 

 &nbsp;

Today, Nørrebro is buzzling melting pot of different cultural influences, such as Middle Eastern, Asian, African and obviously Danish.  Diversity is a fitting term; Tolerance could be another. The vibe is laidback and there is a certain colourfulness and playfulness to the borough. There are loads of cosy cafes and restaurants, which offer everything from fashionable Nordic cuisine to the best kebab you have ever tasted. There are also plenty of recreational offers - most of them a bit "secret" to outsiders: For example, few people know that famed and beautiful Assistens Cemetery is a favourite summer hangout spot for locals enjoying a beer and a packed lunch. Or that the blossoming of the Cherry trees in Bisbebjerg cemetery attracts thousands of visitors each year.  Other favored spots include: Sct. Hans Square, The Red Square, Elmegade, Ravnsborggade, Jægersborggade, The University Park, BaNanna Park.

Sustainability in consumption and environmental concerns have never been more adamant, hotly debated or present in political agendas. And while change sometimes stem from above, it can also rise from below.

At Movinn, we are trying to do our part - albeit a drop in the sea - and we are changing our focus in procurement to embrace a more sustainable mode of consumption. We have eliminated our use of single-use plastics. We have implemented electrical bicycles to limit the carbon footprint of our service staff (And yes, we still have some diesel cars... Sorry, World, we are working on it). And we have upgraded different furniture items to make our apartment inventory live longer - and live better.

Most recently we have changed our procurement of electricity. We have centralized everything with Danish power supplier, Ørsted, and we have chosen the "Green Energy" product they offer.

Green Energy costs more “danish ører” per kWh than regular energy. This sounds like nothing, but we are using a LOT of kilowatt hours on a yearly basis. And our consumption is growing as long as we are doing too.

A funny bonus is that you get a neat VE-Certificate from Ørsted (see above). It’s like a diploma. Or a letter of indulgence. Either way, we are both happy and feel good about our decision.

We remain realistic and we know we are not saving the planet. However, Movinn WILL be contributing to this transition and opting for "Green Energy" must be the easiest way to put your money where your mouth is. It literally requires percent ZERO skill: You have to consume more than 100.000 kwh a year and then you basically just call Ørsted and ask them to take your money.

Movinn is transforming core operations to focus on a more sustainable approach in procurement from sub-suppliers. Most recently we have streamlined energy purchases with danish giant Orsted and opted for "green energy".

Movinn's focus on sustainability

Movinn Serviced Apartments in Odense is launching an affordable car rental service to potentially cover a larger area of Funen clients. The service is launched in co-operation with Volkswagen to offer an easy and convenient mode of transportation to residents who has a longer commute to and from their workplace. The service can be used by one resident - or as a shared service where colleagues ride-share, thereby saving both costs and emissions. Right now the service is being tested with four colleagues sharing the ride daily to and from their workplace.

The service is aligned with the dna of our core product: plug-and-play, serviced and furnished apartments, where you have everything you need from day 1 of moving in. And if you need assistance you simply reach out and our service department will come running. As with our apartments there is no lengthy termination notices meaning you only pay on a need-to-have-basis and there are no hidden fees.

Movinn Odense is operating in a very well-designed property complex with great apartments, common areas, private gardens and private parking in the basement. The parking basement is accessed directly from the property elevators meaning you can go from your apartment to your car without having to go outside. The basement is also closed off from public entry. The service is offered on a "cost"-basis from Movinn, meaning the service is relatively inexpensive compared to other car rentals. The reason for this is that we simply wan't to deliver a great service to our apartment residents - and hopefully appeal to a larger number of clients outside Odense. Thereby we believe we can rent out our apartments more efficiently.

Our current test car is a Volkswagen Up and we offer discounts if colleagues are car-pooling. It's a fairly green solution with people sharing a fuel-efficient car, but it could be way better: If the service proves succesfull, we will be launching electrical or hybrid cars with docking stations in the parking basement to make the service even more environmentally friendly.
