1. Introduction
1.1. Movinn.com is a platform that offers a one-stop-platform for corporate accommodation / serviced apartments and apartment hotels. Serviced apartments are meant for longer, work-related rental periods, as part of your relocation to a new city, or for other relavant temporary living needs, such as emergency housing in insurance-related damages. Apartment hotel options can accommodate shorter stays and leisure related stays.
1.2. By renting a serviced apartment through our platform, you declare that your purpose is either work-related, relocation-related or related to a temporary living purpose, fx. As emergency housing as part of an insurance-related damage to your own home.
1.3. These terms and conditions govern the use of Mid-term accommodation services provided by Movinn. "Mid-term accommodation services", are defined as rental periods with a term of one (1) to below (3) months.
Rental periods equal to or above three (3) months are long term periods and specific terms and conditions will be visible in a separate rental and service-contract, that will be presented for your review before completing a long term rental process. Cancellation terms are listed below for initial transparency.
1.4. Kindly be advised that it is not with all units on our platform, where mid term accommodation is a possibility and we reserve the right to either cancel reservations or suggest an alternative for the Clients review and approval.
1.5. By making a rental, an apartment hotel booking or using our services, you agree to comply with and be bound by these terms and conditions.
2. Rental process, Reservation and Payment
2.1. To secure a rental / or a booking, a valid government-issued photo identification and a valid credit / debit card are required upon completing your rental.
2.2. Before being able to complete a Rental, you will be asked to validate your identification.
2.3. Full payment must be made at the time of booking / Renting unless otherwise specified. Failure to pay may result in the cancellation of the reservation.
2.4. Movinn reserves the right to charge additional fees for late check-out, damages, or any other breaches of the terms outlined herein.
2.5. In an apartment hotel a rental or booking period is always subject to VAT (Value Added Tax). VAT rates depends on local VAT legislation. Danish VAT rate 25% Swedish VAT rate 12% German VAT rate 7%.
2.6. To secure an apartment rental or apartment hotel booking, a refundable cash security deposit might be required depending on the length of your rental period, credit policy etc. You can see any potential security deposits required in your checkout flow of your specific rental.
2.7. The balance of payment(s) is due no later than seven (7) calendar days prior to the check-in date. If a rental is made with a check in / move in date that is shorter than seven (7) calendar days, then the payment is due upon booking.
2.8. Payments by credit card will not be withdrawn from your account until your cancellation option have lapsed, as per cancellation policy in article 4. If you are booking with check-in / move-in date that is shorter than the Cancellation options, then the payment will be withdrawn upon completing the rental or booking process.
2.9. You can always see your specified payment deadline in the checkout flow completing the rental or booking.
2.10. Movinn reserves the right to cancel a rental or reservation with no further notice, if payment is not received in full by the specified deadline.
3. Arrival and Departure
3.1. Prior to arrival you will receive an order confirmation containing relevant arrival information and details regarding your rental or booking.
3.2. Similarly, you will receive a departure letter with instructions on how to vacate the unit properly.
3.3. Move in time is earliest at 16.00 h (4 pm) on the move in / arrival day of your booking.
3.4. Move out time is latest 10.00 h (10 am) on the move out / departure day of your booking.
3.5. Earlier move in and later move out may be available upon request and are subject to additional charges.
3.6. Arrivals are primarily digital without a personal meet and greet needed. A physical meet and greet can be facilitated upon request.
3.7. In some properties there is a manned reception area in the common area of the property.
4. Cancellation Policy
4.1. Cancellation policies vary based on the type of accommodation, length of stay and rate selected. Clients and Residents are encouraged to review the specific terms when a rental or booking is made.
4.2. On mid-term rentals, cancellations made seven (7) calendar days or more prior to the check-in date will receive a 100% refund.
4.3. On mid-term rentals, cancellations made one (1) to six (6) days before the arrival day, is subject to a 50% refund.
4.4. On mid-term rentals, cancellations made on the day of arrival or after arrival are non-refundable.
4.5. On long term rentals, cancellations made fourteen (14) calendar days or more prior to the check-in date will receive a 100% refund. Cancellations made thirteen (13) days or less prior to the move in date is subject to a 1 month penalty, no matter the length of the original rental period.
5. Client's Responsibilities
5.1. A security deposit might be required prior move in date to cover potential damages or additional charges.
5.2. Alternatively, the Company reserves the right to reserve an amount on the Client's credit / debit card to cover potential damages or defaults.
5.3. Deposits can be retained if missing items, damages, and other irregularities is observed when the unit is vacated, if the unit is not fit to be relet when vacated, or if rent and / or utility payments is not made to the Lessor.
5.4. The Client is liable to any outstanding balance that exceeds the nominal amount of the deposit posted.
5.5. The Client is liable to damages to the interior of the Unit, hereunder damages to walls, floors, ceilings and any fitted fixtures, as well as liable to damages to any loose items in the unit.
5.6. The unit and the inventory is cleaned by Movinn before the move in date and delivered as is, in an overall good state and with no visible defaults or substantial wear and tear.
5.7. On the date vacating the unit, the Tenant is liable to returning the Unit's interior, fixtures, and inventory to the Lessor in no worse condition besides reasonable wear and tear.
5.8. Before arriving as well as days before the move out date, the Client will receive an e-mail containing relevant arrival information and move-out instructions, respectively. The move out instructions describe indetail how an apartment is correctly vacated, by emptying the refrigerator and freezer, taking out trash and empty bottles etc. If the move out instructions are not followed by the Client, the Company provide documentation of the fact and perform a special cleaning event of the Unit. Special cleaning is charged pr. hour at the Client's expense.
5.9. The unit is to be held in a properly cleaned state at all times to prevent molds, discolorations, and odors and not to attract pests of any kind. This includes basic maintenance, cleanliness and airing out (opening windows) the apartment daily to prevent dampness and mold formations.
5.10. Any signs of default as a result of improper maintenance is also subject to a special cleaning event. The Client is billed for any event of special cleaning and is liable for needed refurbishments where the Unit is restored to an acceptable state of re-letting.
5.11. Smoking is strickly prohibited in the Property. Visible and notable signs of smoking in the Property will impose a penalty of € 500 / 3.500 DKK / 5.000 SEK and a specialized cleaning event in every event smokingis detected. Besides the Penalty, the specialized cleaning event is invoiced on an hourly basis. In serious cases of smoke damages, parts of the unit's furniture, fixtures and equipment (FF&E) might have to be replaced at the Client's expense.
6. Access
6.1. Most properties are accessed with electronic code-locks and spare keys is placed inside the apartment. We require the Clients to always keep the keys with them as a backup, should the electronics in the property fail. The electronic access system is an added convenience, with keys being primary mode of access. If the Client(s) forgets the key and is unable to access the apartment, Movinn will facilitate access as soon as possible. Call outs due to forgotten keys is subject to a service fee at the Resident's or Tenant's expense.
6.2. If the property does not have an electronic access system installed, a physical key will be provided.
6.3. Should a Guest or resident misplace / loose a key in general, a spare key will be provided as soon as possible. Fees for replacing keys include the cost of the key production plus a service charge.
6.4. Movinn has the right to access the apartment with respect for an advance notice. The Lessor will strive to be flexible should the time of arrival be inconvenient to the Resident and/or Tenant(s).
6.5. In case of an emergency, if Movinn suspects an emergency or to deliver service ordered and expected by the Tenant, the Lessor may access the apartment with short or no notice.
7. Occupancy and House Rules
7.1. The maximum occupancy / maximum allowed number of Residents is depending on the individual unit. Maximum occupancy can be seen in the checkout flow and in the order confirmation of any specific unit.
7.2. You are allowed to have visitors over, but no large gatherings or parties are allowed as specified under the House Rules.
7.3. Residents agree to adhere to all House Rules provided by Movinn, including but not limited to noise restrictions, smoking policies, and pet regulations.
8. Services and amenities
8.1. Movinn will provide the agreed-upon services and amenities during the booking and depending on your selection of add-ons.
8.2. Movinn is not responsible for any interruption of services beyond its control, such as utility outages or force majeure events.
9. Liability
9.1. Movinn is not liable for any injuries, accidents, or losses that occur on the property during the booking period.
9.2. Residents are advised to obtain the proper insurances to cover unforeseen circumstances.
10. Security & Privacy
10.1. Movinn employs security measures to ensure the safety of residents and their belongings. However, residents are advised to take precautions and secure their valuables.
10.2. Movinn respects the Guests privacy, and enforces a Privacy Policy that is governing how we handle and protect your data. The Company will not disclose personal information without consent, except as required by law.
11. Termination of Stay
11.1. Movinn reserves the right to terminate a stay if a Client fail to comply with these terms and conditions, fail to comply with the House Order, or if their behavior is deemed disruptive or harmful.
11.2. Conducting Illegal activities in the Property is strictly prohibited and will result in immediate termination of the stay.
11.3. Conducting business / operating a business from the unit without prior written consent from is Movinn is strictly prohibited and will result in immediate termination of stay.
11.4. Shooting film and/or doing photoshoots in the unit without prior written consent from Movinn is strictly prohibited.
12. Governing Law
12.1. These terms and conditions are governed by the laws of Denmark and any disputes will be resolved in the appropriate courts of Denmark.
13. Changes to Terms & Conditions.
13.1. Movinn reserves the right to update these terms and conditions without prior notice.
